01 — The walkthrough
On a Sunday, with someone else’s furniture in it, and an agent talking. An inspection is the first time anybody opens every door, lifts every panel, and reads the building as a system rather than a set of rooms.
02 — Structure
Somebody framed it, wired it, plumbed it and then covered it up — some of them forty years ago, some of them last spring, and not all of them to code. A full inspection reads the structure and every system it carries, then puts what was found in writing.
03 — Systems
A furnace with a service tag going back nine years and a panel with room left in it says one thing. A cylinder weeping at the base and a breaker double-tapped by somebody’s cousin says another. Both are visible in about four minutes, if you know where to stand.
04 — Infrared thermography
Which means it sees what a visual inspection cannot: insulation that was never installed behind a finished wall, air pouring past a window head, moisture tracking down inside plaster, and an electrical connection running hot behind its cover.

05 — Below grade
Radon moves up out of the bedrock and collects inside the house — you cannot see it, smell it or taste it, and much of southeastern Pennsylvania sits on geology that produces it. The septic system is a major buried asset with a finite life and a five-figure replacement cost. Both are measured, not guessed at.
06 — Above
Ventilation, insulation depth, daylight where there should be none, staining on the sheathing, and the slow moisture problem that turns into the mold question three winters later. The attic is where a house admits things.
07 — The whole property
Pools and spas are routinely left out of a standard inspection and are among the costliest things on a property to put right — shell, plant, heater, bonding and barrier all get looked at. Commercial buildings get an inspection scaled to the building and to what you intend to do with it.
08 — Afterwards
And a phone number you can call once you have read it, answered by the person who walked the house. Living and working in central Bucks County for over 37 years.
